There are a number of reasons. Even if where your property is held does not enforce basic codes, you should. You may think your tenant’s do not care (maybe they don’t) and your tenant’s may think you do not care (maybe you don’t).
HOUSING QUALITY STANDARDS (HQS)
I didn’t make this up. HQS are basic codes that are from the Housing and Urban Development for inspections in Federal Funded Housing. Your local inspections (if you have them) may use these or any variation of their own.
Current HQS regulations consist of 13 key aspects of housing quality, performance requirements, and acceptability criteria to meet each performance requirement. HQS includes requirements for all housing types, including single and multi-family dwelling units, as well as specific requirements for special housing types such as manufactured homes, congregate housing, single room occupancy, shared housing, and group residences.
